Torch-on bitumen is the default on Dubai villa roofs and the cheapest competent option, with seams as its weak point. Liquid polyurethane suits roofs full of pipes and plinths because it has no seams at all. EPDM and PVC arrive as large sheets and are the usual choice on big flat roofs. Acrylic coatings are maintenance, not waterproofing. No source we checked publishes a separate price per square metre for any of them.
Torch-on modified bitumen
Rolls of bitumen sheet welded to the primed slab with a gas torch, overlapped at every joint. It is thick, it is forgiving of a rough surface, and every waterproofing crew in the UAE has done thousands of square metres of it. For a membrane that will be buried under insulation and screed, that familiarity is worth a lot.
Fepy recommends 4 mm↗ for a correctly installed torch-on system. Thinner sheet exists and is cheaper; if a quote does not state the thickness, that is the first thing to ask about. The weakness is the overlap: Torch-on bitumen is very thick and durable, but its seams are vulnerable to splitting under UAE sun↗, which is exactly where water gets in when a roof has been cooking for a decade.
Liquid polyurethane
Applied wet, so it forms one continuous film with no joints. On a roof with six AC plinths, a stairwell, two drains and a run of conduit, that matters more than any material property, because the details are where roofs leak. Polyurethane is highly elastic, which suits flat roofs with thermal expansion in 50 °C conditions↗, which is the argument for it on a concrete deck that moves all day.
The trade-off is that liquid systems depend entirely on the person holding the roller. Film thickness is set by how much material goes down per square metre, and a thin coat looks identical to a correct one the day it dries. Ask for the product data sheet and the coverage rate the quote assumes.
EPDM and PVC sheet
Single-ply systems arrive as big sheets, so a large roof gets covered with very few joints. The contractor whose comparison table we use puts EPDM at 50+ years↗ and PVC at 10–15 years↗, against 15–20 years↗ for modified bitumen.
Read those as claims, because they come from a company that sells EPDM. A fifty-year figure is a material lifespan in ideal conditions, not a promise about the seams, the flashings or the day someone drags a cable tray across it. What the sheet systems genuinely buy you is fewer joints per hundred square metres.
Acrylic elastomeric coatings
Cheap, white, easy to roll on, and regularly sold as waterproofing when it is not. Acrylic elastomeric coatings cannot withstand ponding water on flat roofs and are unsuitable as the primary waterproofing layer↗. On a flat Gulf roof where water sits for a day or two after November rain, that rules it out as the layer you rely on. As a reflective topcoat over a real membrane, it has a job.
The lifespans, side by side
One company publishes both of the bitumen figures below: fifteen to twenty years in its comparison table, three to five years before failing in its warning-signs guide. We show both because the gap tells you more than either number does.
EPDM is listed at more than 50 years, modified bitumen at 15 to 20 years and PVC at 10 to 15 years in a comparison table. A warning-signs guide on the same site says bitumen systems last 3 to 5 years before failing.

How to choose, in practice
- Simple villa roof, buried under screed and tiles: torch-on bitumen at a stated thickness.
- Roof covered in plinths, pipes and small level changes: a liquid system, for the seamless detail work.
- Large exposed flat roof: single-ply sheet, for the reduced number of joints.
- An old membrane that still works but bakes all summer: a reflective topcoat, which is maintenance rather than a new system.
Whatever the material, the same two things decide whether it lasts: how well the old surface was prepared, and how the membrane was finished at every upstand and drain. Both are workmanship, and neither shows up in a material comparison.
What this page cannot tell you
The price of each system. Every published Dubai figure we could check is either a whole-job total or one blended per-square-metre rate for common membranes, AED 40–90 per m²↗. When a contractor tells you EPDM costs three times what bitumen does, they may well be right; there is simply no published figure to hold them to.
