Sealing: the cheapest thing that sometimes works
Raking out old silicone and grout and replacing it is genuinely worth doing when the water is getting past a joint rather than past the membrane. If the damp patch is on the outside of the shower wall at floor level and the grout in the corner is black and shrunken, this is a reasonable first move at AED 250–900↗.
It is the wrong move when the ceiling of the room below is stained. Water that has reached a slab has gone past the waterproofing layer, and new silicone does not reach that.
The shower area
The wet zone does most of the work in any bathroom and fails first. Doing it properly means lifting the tiles in that area, applying a membrane that turns up the walls and is sealed into the drain, then re-tiling. AED 1,500–4,500↗ is the published bracket, and the spread inside it is mostly tiling: matching an existing tile that was discontinued in 2016 is its own adventure.
The whole floor
AED 3,000–8,000+↗ buys the full job: strip the floor, waterproof it, lay falls to the drain, flood test, and re-tile. It is the right answer when there is a leak into the room below, when the bathroom is being renovated anyway, or when the last repair did not hold.
The guide is clear that the drivers are how deep the tile removal goes, which membrane system is used, how the drain is detailed, how far the membrane runs up the walls, and whether a ponding test is included. That list is worth repeating to whoever quotes.
Why bathrooms leak in Dubai apartments
Almost always at a junction rather than in the middle of the floor. The upstand at the shower wall stops too low, the membrane is not sealed into the drain body, or a second bathroom refit has cut through the original layer to move a trap. None of those are material failures, and none are fixed by a better product.
In a tower, the other complication is your neighbour. Water appearing on your ceiling may be from the flat above, and getting agreement on who opens which floor is usually harder than the waterproofing itself. Photograph, date, and tell the building management in writing early.
Getting the quote right
The same guide's advice is to compare the same scope↗: materials, labour, access, removal, disposal, protection, warranty and any excluded repairs. For a bathroom, add two questions. Is a ponding test included, and for how long? And who pays if lifting the tiles reveals that the screed underneath is saturated?
