Common membrane systems in Dubai are benchmarked at AED 40–90 per m²↗. On a typical 250 m² villa roof that is AED 10,000 to 22,500 of membrane work. Published whole-job figures for a villa roof run AED 4,500–15,000+↗ in one guide and AED 5,000–25,000↗ from a Dubai contractor. Small repairs are priced as jobs, not by area: AED 800–2,500↗.
What the per-square-metre rate covers
The rate is for laying a membrane on a roof that is ready for it. A prepared roof means the surface is sound and clean, the falls run to the drains, and the contractor can start work rather than demolition. Anything before that — stripping old bitumen, cutting out blown screed, rebuilding an upstand — is separate money.
It also covers only what the source says it covers. The guide publishes one blended figure for "common membrane systems" and does not break it down by material, so nobody can honestly tell you that torch-on bitumen is X per metre and liquid polyurethane is Y. Contractors know their own numbers; they do not publish them.
A worked example: a 250 m² villa roof
Take a two-storey villa in Mirdif with a flat roof of roughly 20 by 12.5 metres, minus nothing for the stairwell because the membrane runs around it anyway. At AED 40–90 per m²↗, the membrane work sits between AED 10,000 and AED 22,500.
Now compare that with the whole-job brackets. The top of the per-metre calculation is already above the middle of one guide's villa bracket, which suggests its bracket assumes smaller roofs, simpler work, or both. Neither number is wrong. They are answering slightly different questions, and a quote that lands between AED 10,000 and AED 25,000 for a roof that size is inside published territory rather than out of it.
Bestimate publishes AED 4,500 to more than 15,000 for a full villa roof. Dubai Roof Seal publishes AED 5,000 to 25,000 for the same thing. The brackets overlap but the upper ends differ by AED 10,000.

Why the two guides disagree
Because they are describing different jobs under the same heading. One is a marketplace cost guide aimed at people planning a spend; the other is a contractor who also does warehouses and towers, and whose upper figure reflects the kind of villa roof with three terraces, planters and a pool deck. Published price ranges are summaries of whatever work the publisher happens to see.
This is the practical reason to price by area first. A 250 m² bare slab and an 80 m² terrace surrounded by planters are both "a villa roof" in a bracket, and nothing like each other in a quote.
Warehouses, sheds and commercial roofs
Industrial and commercial roofs move in a different range, mostly because they are bigger and often metal rather than concrete. The same contractor publishes whole-job figures for each.
Dubai Roof Seal publishes AED 5,000 to 25,000 for a villa roof, AED 15,000 to 90,000 for warehouses and metal sheds, and AED 15,000 to more than 150,000 for commercial flat roofs.

What pushes a Dubai quote up
Removing what is already there
The single biggest line people forget. The same contractor says removal and surface preparation are about 30% of the total↗. On a roof that has been patched three times with different products, that share is where it belongs, because all of it has to come off before anything new goes down.
Everything sticking out of the roof
Membranes fail at edges, not in the middle. Every AC plinth, pipe penetration, drain and parapet junction is a detail that has to be cut, dressed and sealed by hand. A roof with two drains and a stairwell is priced very differently from an identical area with nothing on it.
Getting up there
Villas are easy. A tower roof, a shaded courtyard between blocks or a warehouse with live operations underneath all add cost, and no source we checked publishes a percentage for it. Ask for access to be a separate line so you can see what you are paying for it.
What the removal reveals
The cost guide says plainly that its numbers are planning benchmarks, not fixed prices↗, and that final prices depend on hidden repair work. Wet insulation, a slab that has been ponding for years, corroded drain outlets: none of it is visible until the old layers are off.
What we could not find a price for
Three things that would have made this page more useful and are not here because no source we could check publishes them: a per-square-metre rate for each membrane type, a percentage for high-rise or restricted access, and any price guide at all for Doha or Kuwait City.
