Five systems, and what can actually be said about each

Contractors in Dubai install roughly five things. The differences that matter are how they handle a seam, standing water and thirty years of sun, and only some of that gets published.

How long does it last? Even one contractor says two things

These are claims, not test data, and two of them come from the same company's website. A comparison table there puts modified bitumen at fifteen to twenty years; its warning-signs guide says bitumen fails far sooner. Treat every lifespan on a contractor's site as a sales position until someone shows you the warranty document.

Why the numbers disagree

What Dubai asks of a new roof

  • 0.3 W/m²K or lower Maximum roof U-value on new air-conditioned buildings, under Al Sa'fat.
  • SRI 78 or higher Solar reflectance for flat and low-sloped roofs, over at least 75% of the roof area.
  • Silver Sa'fa at minimum Every new building has to meet the mandatory requirements, since 19 October 2020.
