Patch the leak or re-waterproof the whole roof

One stain on a ceiling does not condemn a roof. Three failed repairs in ten years probably does.

The short answer

A Dubai contractor's rule of thumb, written mainly for warehouse and metal roofs, is to repair when damage affects less than 25% of the roof surface and to replace when it affects more than 50% of the roof surface. Between those two figures it is a judgement call that needs someone on the roof. A repair is expected to last 10–15 years, against 20–30 years for a full replacement.

The thresholds, and what they are really measuring

The published thresholds sound precise. In practice a contractor is estimating how much of the membrane has stopped doing its job, and the useful part is the principle: patching is for isolated failure, not for a system that has aged out everywhere at once. The same guide lists three or more failed repairs in 10 years as a reason to stop repairing and replace, which is a much easier test to apply yourself.

Two other triggers in that guide belong to metal roofs rather than concrete ones: rust holes through panels and structural sagging. If your roof is a concrete slab, the concrete equivalents are blown screed that sounds hollow underfoot, and water that keeps appearing after the visible crack has been sealed twice.

The cost gap, in one worked example

The same contractor publishes a comparison for a 2,000 m² warehouse roof: repair against full replacement. The gap is not subtle, and it is the reason patching keeps winning arguments in building committees.

Do not carry those totals to a villa. They are useful as a ratio rather than a price: on that example, replacement costs roughly five and a half times what the repair does, which is exactly why it is worth knowing how much of your roof has actually failed before anyone quotes.

Divide cost by years before you decide. A repair at a fifth of the price that lasts half as long is still the better buy, and that arithmetic is the argument a good contractor will make for you unprompted.

When a patch is the wrong answer

  • The same corner has been sealed twice already. The third attempt is money spent on a diagnosis nobody has made.
  • Water is arriving in several places at once. That is a system, not an incident.
  • The roof is due for insulation or new tiles anyway. If the finish is coming off, the extra cost of doing the membrane properly underneath it is at its lowest.
  • Nobody can tell you what is under the current layer. Patching an unknown build-up is how roofs end up with four incompatible products on them.

What a repair costs on a villa

Small work is priced as a job, not by area. The published benchmark for a small terrace or roof patch is AED 800–2,500. If the quote for a "small repair" is several times that, ask what else is included, because the honest answer is often that the contractor has decided the roof needs more than a patch and has priced accordingly without saying so.

One more line to watch: stripping. Where the old layers have to come off, about 30% of the total of the total is what one contractor says removal and preparation take. A repair quote that includes no removal at all is telling you the new material is going straight over the old.

Deciding well

Get two contractors on the roof, ask each to say in writing what proportion of the surface has failed and how they measured it, and compare that before you compare prices. Then put your area into the calculator so you know what a full job would cost if it comes to that, and check the quotes against the lines a quote should spell out.
