How the numbers here are made

Every figure on this site links to where it came from and carries the date we last checked it. Where nothing credible publishes a number, we say so instead of filling the gap.

In short

The site runs on 42 checked figures: 10 from Dubai Municipality documents and 32 from named industry sources, each labelled as one or the other wherever it appears. We do not estimate, average or round numbers into existence.

Where the figures come from

  • Rules: Dubai Municipality's own pages and the Al Sa'fat regulation PDF, quoted with the table or clause number so you can find the line yourself.
  • Prices: published 2026 cost guides from named UAE businesses, quoted as theirs. The UAE has no official price list for construction work, so industry guides are the best available and they are labelled that way.
  • Product details: UAE building-materials retailers, for things like membrane thickness and what a roll costs over the counter.

What we deliberately left out

The plan for this site included several numbers that did not survive checking. They are not here:

  • A price per square metre for each membrane system. Every source we checked either quotes whole jobs or one blended rate for "common membrane systems". Nobody publishes bitumen versus PU versus EPDM per m².
  • A surcharge for high-rise or difficult access. Contractors clearly charge more for it, but no source we could check puts a percentage on it.
  • "Redo it every seven to ten years." It is repeated everywhere in the Gulf. We could not find a source that publishes it, and the sources that do publish lifespans disagree with each other and with that range.
  • Contractor liability for building defects under the UAE Civil Code. The official legislation portal blocks automated access, and we will not quote a law from a second-hand summary.
  • Prices for Doha and Kuwait City. We found no published price guide for either, so the site shows Dubai figures only and says so.

How they stay current

Every figure carries an expiry date. Before each update, a script lists anything past it, and the figure is re-verified at the source before it stays on the site. Price guides get a shorter life than regulations, because they move faster.

What this site is not

We are not a government body and have no connection to Dubai Municipality. We are not a contractor, and nothing here is engineering, legal or financial advice. An estimate from the calculator is a planning number, not a quote: only a contractor who has stood on your roof can give you one of those.

How the site is paid for

When you ask for quotes, we may pass your request to waterproofing contractors, and they may pay us for that introduction. We do not employ, licence or inspect them, and paying us never changes a figure on this site.
