How the estimate is worked out

One number does the heavy lifting: AED 40–90 per m², which a Dubai cost guide publishes for common membrane systems. Multiply it by the area you enter and you have the membrane work. That is the whole trick, and it is worth knowing it is that simple before you treat the output as gospel.

Choose strip the old layers and the estimate is grossed up, because a Dubai contractor puts removal and surface preparation at about 30% of the total. Choose patch a small area and the area is ignored: the same guide prices a small terrace or roof patch as a job, at AED 800–2,500.

Beside your estimate sit the whole-job totals contractors and cost guides publish for that kind of building, so you can see whether your number lands where theirs do. For a villa that means two brackets, AED 4,500–15,000+ and AED 5,000–25,000, which overlap but do not agree.

What it does not include

  • Access equipment. A tower roof costs more to reach than a villa roof, and no source we checked prices that.
  • Crack repairs, drain replacement, new upstands at the parapet, and re-laying tiles afterwards.
  • Anything found once the old layers come off, which is the usual reason a quote moves.

The guide behind the per-square-metre figure is explicit that its numbers are planning benchmarks, not fixed prices, and that final quotes depend on the site inspection, the materials, the building's own rules and hidden repairs. Use the output to sanity-check a quote, not to argue a contractor down to it.

Doha and Kuwait City

We looked for a published price guide for either and found none. Rather than convert Dubai figures at an exchange rate and present the result as local knowledge, the calculator stays in AED and says what it is.

Other building types

Warehouses and metal sheds run AED 15,000–90,000 as whole jobs, and commercial flat roofs AED 15,000–150,000+, both from the same Dubai contractor. Those cover a huge spread of roof sizes, which is why the per-square-metre route usually tells you more.
